Please note that the banding and bedroom eligibility information that has been allocated to you is based on the information that you have provided in the form and is therefore provisional until the relevant proofs are supplied at the point of shortlisting. Manningham Housing Association reserve the right not to make an offer of a property if the information you have provided is not correct or does not meet the requirements set out in our Choice Based Lettings Policy.

Our letting policy
We operate a choice-based letting policy. The housing allocations policy gives priority to customers with urgent needs and at the same time aims to give customers choice and create successful, vibrant communities.

Legislation
Relevant legislation, including the Housing Act 1996 and various Codes of Guidance provide the framework for the policy.

Categories
Applications are classed either as “Priority” or “Non-priority”, using a filtering system.

Does it matter when I make my bid?

No. As long as you place your bid between 12.30 on Tuesday and 16.30 on Friday your bid will count, subject to the bid being valid. There is no benefit to bidding early as shortlisting is carried out on the housing need of bidders, not on the time the bid was placed. Many people think they will be prioritised first if they bid for a property early. There is absolutely no advantage because your priority will remain the same irrespective of the time you place your bid.

I can’t log on?

Usually this will be because the password has been incorrectly entered. Our system allows you to re-set your password and add a security question. Therefore if you forget your login password you can now re-set this without need to contact the office, provided you have set a security question.

If you cannot remember your CBL reference number, you can obtain this from our Customer service team on 01274 771144 – however they are unable to provide you with your password or security answer.

If you have lost all your details please email [email protected] and we will send you your details to the email that you have registered with us on your application. If you have not provided an email, we will write to you at the address you have supplied on your application.

If the system is down for maintenance you will be advised of its unavailability when logging on.

How long do I have to wait before getting a property?

We can’t say, as there are a number of factors in who is successful, these include priority position, date of application and the number of eligible properties becoming available to let and who else has bid. 

There is a shortage of social rented housing and the Councils’ waiting lists are very long. Properties are offered to people with the highest priority and waiting time. If you have a lower priority or you have not been on the waiting list for very long that is probably why you have not been successful. There are things you can do to maximise your chances of success though. Some locations and property types are very popular and lots of people bid. If you can be flexible about where you live and the type of property you want, you are more likely to be successful for the less popular homes.
